Here are six things that you can do to get your rental home ready for the warm summer months so that you can sit back, relax, and enjoy the start of summer.

1. Test Your AC Unit //

Instead of waiting for the first sweltering day of summer to turn on your AC, check to make sure your AC unit is working properly as early as April or May. When the weather is in that ideal in-between of late spring and early summer, turn on your air conditioning unit to see if there’s any maintenance that needs to be done. This is a great opportunity to make sure that everything is running smoothly in your AC unit, allowing you to enjoy a nice, air-conditioned home that keeps you cool all summer long.

Winterizing your home isn’t just about keeping up with home maintenance. A few simple steps can help you save money and keep your home nice and cozy for the cold months! 

Check your heater 

Hopefully, you’ve already done this, but if you haven’t, don’t wait! A proper heating system is a necessity for your home this winter. Give your system a quick test run to make sure it’s operating properly. If it isn’t working, put in a maintenance request on your tenant portal. 

Seal Doors and Windows 

Drafty doors or windows? That can drive up your energy bill! If the cold air creeps in, your heater has to work harder which costs you $$. It’s an easy fix – just install some foam or felt weatherstripping. 

Inspect the caulking around your door frames, and check for any leaks around your doors.  Checking leaks is easy on a day when it’s windy! Click here for some creative ways to check for leaks. For your windows, check the outside moldings for missing or damaged caulking. To replace, use a quality exterior caulk to seal the gaps. Don’t forget to check for leaks here, too. 

Windows and doors are obvious places for heat to escape, but what about your floors? Like a monster under your bed, cold drafts can seep into a room from right under your feet. Have any old rugs laying around? Break them out over hardwood floors. Hardwood is notorious for letting out heat so covering as much as you can with rugs will help keep the warmth in.

Replace your furnace filters 

The rule of thumb is to replace your air filters every 3 months, but in winter, you’ll want to increase that frequency. Changing your filter every month ensures your heating system will run its best. 

Prep your plumbing 

The last thing you want with cold temperatures is freezing pipes. Take a minute to drain the water from your outdoor faucets and garden hoses and store the hoses inside. Just in case a pipe does freeze, make sure everyone in your house knows how to turn off the water at the water source! This will help to minimize the leaking if a pipe does burst.

It may not feel like it entirely, but summertime is here! Despite the circumstances, there are tons of things you can do with your family, roommate, significant other, and yourself! You know what else now is a great time for? Improving your landscaping! If you have some extra time, head to the local store to grab some new plants and flowers, or get some herbs and vegetables and start the garden you didn’t have time for before!

Learn a new skill.

Don’t let this time go to waste! Even if you only have an additional hour in your day from not commuting, or you’re still working each day but aren’t spending as much time with friends and family – now is a time to take advantage of! 

  • Make music: There has never been a better time to pick up a new instrument! Get out that old guitar or purchase one from Craigslist or Facebook Marketplace and get started! Some are easier and less expensive than others, like the ukulele. A quick Google search will give you all the videos and tutorials you need! 
  • Learn a language: You can do this alone or with your roommates. Practice with whoever you can and even take some time to cook the food from that native country. There are apps like Duolingo where you can learn for free!

Do some good in the world.

As much fun as we can have right now, what’s going on in the world is rough! Do your part and donate to your local charity or volunteer. Chances are that your local food pantries are struggling and in need of food. Bring your extra cans and ask how you can help!

Take time to work on your health. 

This one might not sound as fun as the others, but it can be! Gym closed? No problem! Youtube and other Apps are home to some amazing free workouts. Try Popsugar or Yoga with Adrienne on Youtube, or the Daily Workouts App.

If you’re working out indoors, don’t forget to still get outside! Make a habit of taking a long walk each night after dinner and you’d be amazed by the health benefits that just that can bring!

This might be a short list, but there are tons of activities to pass the time! From home cooking competitions to virtual dance parties, we know there’s something for everyone! Despite the sadness of the world, do your best to enjoy the time you can spend with your loved ones – virtually or in person.

While many of us are staying home to keep ourselves and our families safe in the wake of a pandemic, finding ways to keep yourself busy can be a daily struggle. Why not spend the time you have now to get organized for the future? Decluttering your space makes everyday tasks easier and is great for your overall mental health. 

Since you have time, there’s no need to overwhelm yourself and do it all at once! You can start with one area of your home each day. Keep reading for some tips to get you started!

The Bedroom

Why not start here? Your bedroom should be a peaceful space – so that means no mess! The biggest culprit of an unkempt bedroom? The closet! It’s important to take some time to organize your closet in a way that makes it easy to get to what you need. This might mean filtering some items out. Many of us have read or watched the Netflix series on Marie Kondo and tidying up. Her tip is to get rid of items that don’t spark joy. Have a shirt that you don’t love? Toss it! 

Once you’ve organized your closet, make sure you keep it that way! We’re all guilty of rushing to our next event and not putting clothes back on the hanger. Next thing you know, the closet’s a mess! Take the five extra seconds to hang your clothes up each day. 

Don’t forget about your dresser(s) and drawers as well. The cleanliness of your bedroom storage dictates the cleanliness of the rest of your room. You can organize your drawers by adding dividers to separate your items into sections. If your drawers and closet are too full, try to swap out your seasonal clothes. If you have extra space in another room, put your clothes there. If not, take advantage of some under-the-bed space with flat boxes.

As with any room, a little regular upkeep on the front end goes a long way. Take the time to get things organized and keep it that way. It’s worth it! 

The Kitchen

The kitchen is one of those spaces that needs regular upkeep. Almost everyday we find ourselves doing a little kitchen maintenance (unless you eat out every meal)! A great way to keep your cabinets, drawers, and pantry organized is to do a regular cleanout. Here are some ideas to start: 

  • Pantry cleanouts should be a revolving activity. Throw away old expired food and/or take note of what you need to use sooner rather than later! Don’t forget to throw away those old herbs and spices – they do expire! 
  • Go through your cabinets and rid yourself of duplicate items. Don’t toss them – gift them to Goodwill or to a friend. 
  • Don’t use it? Lose it! Have you used that sushi set, cupcake decorating kit, or bread maker in the last 2 years? If not, give those bulky items away. You won’t miss them! 

Throwing things away can be exhilarating, but only do so if it’s unused. If it’s useful or sentimental, keep it around! Cleaning out your cabinets and pantry every so often will make finding things easier and keep your organization on point. 

The Bathroom

The bathroom tips are similar to those used in the kitchen. If you don’t use it, lose it! Do you really need two hair dryers or five hair brushes, or is that just crowding your space? Don’t forget to get rid of those samples you’ll never use. Freebies are great, but sometimes they’re just in the way of an organized space!  

Another helpful tip is to group duplicates of products together in your cabinets and drawers. You won’t know what you have or when you need more unless those products are stored together. Store duplicates of items one behind the other for easy access.

The Office

In the wake of a pandemic, this one is extra important now that we’re turning random spots in our homes into our office spaces. Make sure to give this space some extra attention! Here are a few easy tips: 

  • Untangle all your cords by using a clip to hold them together, like a binder clip. This will straighten out any loose wires. 
  • Clean up your drawers by adding dividers. Don’t have dividers? Get creative and cut up a cereal box. 
  • Use any wall space to your advantage. Add a hanging pegboard or floating shelves so you can keep items off your desk.

The Garage

Last but not least is the toughest space to keep clean. This might take you the most time, so it’s good to start or end your cleaning journey with this task! Here are a few thoughts to keep in mind as you go: 

  • Take advantage of your wall space. Shelves and racks can save tons of space on the garage floor! Why not put your tools or sports equipment on display?
  • Consider making a station for the things you do most – like a gardening station that houses all your tools and fertilizers in one spot. 
  • If you come across camping gear and you don’t camp, ask yourself if you really need it. If the answer is no, give it to someone who does!

Financial anxiety surrounds every corner. Whether you’ve lost your job or are just struggling to make ends meet, these feelings are certainly overwhelming. The best things you can do are to use the resources available to you and to prioritize your spending.

Find out what you’re eligible for.

There are many programs you may be eligible for, such as; sick leave, disability, unemployment, or family medical leave. If you’re self-employed, you may be eligible for a small business loan to keep your business afloat. Don’t be afraid to use these resources! Governmental resources aren’t the only resources out there. Food banks and rental assistance are just two of many ways organizations are trying to help out in this time of need. We’ve provided a list of resources for you here.

Prioritize your bills.

You may be the type of person who always pays bills on time, but remember to prioritize necessities. Take care of your basic needs first – shelter, utilities, food, and transportation.

Don’t just ignore your other bills – contact the companies and explain your situation. They may be able to assist you or offer you a payment plan. The best thing you can do is communicate with others. We’re all in this together. 

Coping Mentally

Everyone reacts differently during stressful situations, and COVID-19 has taken this stress up a notch for everyone. Although this is understandable, there are still things you can do to take care of yourself to stay sane during this time of insanity. 

Reach out!

Don’t forget to connect with others. Call, text, or video chat with your loved ones. Now is the perfect opportunity to reach out to those who you’ve been missing or wanting to get in contact with. There’s no better time than now, and it will instantly increase your overall mood.

Take a break from the news. 

Okay, this is a big one. What have you seen in the news other than COVID-19 related topics recently? Constantly hearing about the pandemic can be upsetting and scary! It’s okay to take a break. When you call your friend or family member, just ask them for the highlights if you need to know!

Take care of your body! 

Seriously – we hear this over and over. But, how you treat your body has a huge impact on your mental health! During this time more than ever, it’s easy to get out of sync and fall into a new “normal” such as consuming alcohol daily or staying up late! Although it’s easy to do, don’t let yourself fall into these bad habits. Work on keeping up with the following:

  • Get plenty of sleep. Just because you can wake up later than usual doesn’t mean you should. Stick to a schedule and see the results!
  • Exercise regularly. Just take a daily walk outside and you will instantly see a lift in your overall wellness and mood! It’s important during these times of solidarity inside that you are still getting enough fresh air.   • Fuel your body. Try to eat as healthy as you can – even if you’re on a budget. Frozen and fresh veggies have the same amount of nutrients! You may have more time than usual to cook, so take advantage. Also, try avoiding over-consumption of alcohol or consuming too many overprocessed foods.

And remember, if you need help, you’re not alone. There are tons of resources available to you or a loved one going through a time of depression or severe anxiety. Don’t be afraid to ask for help!
