While this year has certainly flown by, we’d be lying if we said we weren’t looking forward to the cooler weather, fresh hot cider, relaxing evenings spent with friends ’round a campfire, and afternoons devoted to cleaning out the gutters. Okay… so maybe we’re not too excited about the “cleaning out the gutters” part, but it’s still an important part of autumnal responsibilities when it comes to preparing your home for the new season.

That being said, in preparation for the exciting change in season, we’ve put together some great tips and tricks (and even a fall maintenance checklist) to help you better prepare your home for fall.

1. Double-check your heating & cooling system //

Check to make sure your heating system is working and prepared to be heavily utilized throughout the long winter season. Don’t push off testing your heating season before it’s too late! A proper heating system is a necessity for your home this fall and winter. Give your system a quick test run to make sure it’s operating properly. If it isn’t working, go ahead and put in a maintenance request on your tenant portal.

2. Clean your gutters //

Clear your gutters of debris to ensure that the fall leaves don’t block the flow of water drainage. A buildup of debris and old, dead leaves can cause potential water damage to the foundation of the home, so be proactive and clear out your gutters at least twice throughout the autumn season.

3. Rake the leaves //

While the very symbol of the autumn season, fall leaves can quickly become a hassle if not adequately tended to. Plus, an accumulation of old, dead leaves can be the perfect place for creepy crawlies to nestle (ew, no thanks!), so we encourage you to rake your leaves on a weekly basis in order to maintain a tidy lawn. Though you may assume raking to be a pretty straightforward task, you’d be surprised by how many people overlook this simple autumnal task.

4. Seal exterior-facing doors and windows //

Weatherstrip/caulk any cracks or leaks in the sealant surrounding exterior-facing doors and windows. By doing this, caulking helps keep the home well insulated and fights off any cold drafts that may come through any nooks and crannies.

5. Switch out your air filters //

There’s never a bad time to switch out your air filters for new, clean ones to maximize airflow throughout your home. Old air filters mean that dust, mold, pet dander, etc. may be floating through the air and are not as readily blocked, which is why it’s crucial to change your air filters with the start of each new season. Whether the walls are white and the room is light and airy, or the walls are dark and moody in contrast to fun and eclectic furniture, make sure to create a consistent atmosphere throughout the room. Providing your guest with fresh bed linens, cozy blankets, and a guest room that is properly cleaned and free from dust and dirt can mean a lot to your guest. While it’s always a temptation, avoid using your guest room as a storage area full of a motley collection of furniture and decor. Instead, keep the guest room clear of junk and storage boxes and instead create a warm and inviting atmosphere by keeping the room tidy with minimal furniture.

Pro Tip: Spray an all-natural room scent in your guest room right before your guests arrive to deodorize the space and make the room smell fresh. That being said, try to avoid polarizing scents like super sweet fruity scents or strong, musky scents, in case your guest is sensitive to certain scents. Stick to the basics, and play it safe with a fresh linen or airy lavender scent.

Check your heater 

Hopefully, you’ve already done this, but if you haven’t, don’t wait! A proper heating system is a necessity for your home this winter. Give your system a quick test run to make sure it’s operating properly. If it isn’t working, put in a maintenance request on your tenant portal. 

Seal Doors and Windows 

Drafty doors or windows? That can drive up your energy bill! If the cold air creeps in, your heater has to work harder which costs you $$. It’s an easy fix – just install some foam or felt weatherstripping.

For your windows, check the outside moldings for missing or damaged caulking. To replace, use a quality exterior caulk to seal the gaps. Don’t forget to check for leaks here, too. 

Windows and doors are obvious places for heat to escape, but what about your floors? Like a monster under your bed, cold drafts can seep into a room from right under your feet. Have any old rugs laying around? Break them out over hardwood floors. Hardwood is notorious for letting out heat so covering as much as you can with rugs will help keep the warmth in.

Replace your furnace filters 

The rule of thumb is to replace your air filters every 3 months, but in winter, you’ll want to increase that frequency. Changing your filter every month ensures your heating system will run its best. 

Prep your plumbing 

The last thing you want with cold temperatures is freezing pipes. Take a minute to drain the water from your outdoor faucets and garden hoses and store the hoses inside. Just in case a pipe does freeze, make sure everyone in your house knows how to turn off the water at the water source! This will help to minimize the leaking if a pipe does burst.

It may not feel like it entirely, but summertime is here! Despite the circumstances, there are tons of things you can do with your family, roommate, significant other, and yourself! Not only are there still many activities to do, but don’t forget that now is a great time to take advantage of doing those things you’ve been wanting or needing to do but didn’t have the time. Since you don’t have the FOMO (fear of missing out) on hanging out with your friends and coworkers, take this time to take that online class, learn a new skill, or organize your online photos, or call your parents/friends every day! Good old indoor fun:

  • Game night: family game night, roommate game night, or virtual game night – here’s your opportunity to convince everyone to play your favorite game! Live alone? Find an online trivia game you can play with family or friends! You can rotate who chooses the game, switch it up, and even create your own rules each time. Puzzles can be done alone or with others and can take weeks to complete!

Surprisingly, movie night can also be a virtual activity if you live alone. Just have your friend or family member watch it at the same time so you can laugh and cry together.

Enjoy the great outdoors:

Learn a new skill.

Don’t let this time go to waste! Even if you only have an additional hour in your day from not commuting, or you’re still working each day but aren’t spending as much time with friends and family – now is a time to take advantage of! 

  • Make music: There has never been a better time to pick up a new instrument! Get out that old guitar or purchase one from Craigslist or Facebook Marketplace and get started! Some are easier and less expensive than others, like the ukulele. A quick Google search will give you all the videos and tutorials you need! 
  • Learn a language: You can do this alone or with your roommates. Practice with whoever you can and even take some time to cook the food from that native country. There are apps like Duolingo where you can learn for free!

Do some good in the world.

As much fun as we can have right now, what’s going on in the world is rough! Do your part and donate to your local charity or volunteer. Chances are that your local food pantries are struggling and in need of food. Bring your extra cans and ask how you can help!

Take time to work on your health. 

This one might not sound as fun as the others, but it can be! Gym closed? No problem! Youtube and other Apps are home to some amazing free workouts. Try Popsugar or Yoga with Adrienne on Youtube, or the Daily Workouts App.

If you’re working out indoors, don’t forget to still get outside! Make a habit of taking a long walk each night after dinner and you’d be amazed by the health benefits that just that can bring!
